Granville County (North Carolina) Habitat for Humanity ReStore Partners with Local Entrepreneur to Get Computers to Local Students

Imagine you’re a young student getting your homework assignment and thinking, 'I'm not sure that I'll be able to get it done.'  That's the thought of a student who doesn't have a computer at home and, in turn, has to share time with other students that all head to a local library and sign up to get in line to use the computers for 30 minutes at a time.  But a local entrepreneur named Kirk Royster is changing all of this.
 
Kirk, owner and operator of Boris Kirk LLC, is currently focusing primarily on providing needy students at West Oxford Elementary School and Stovall-Shaw Elementary School with a computer and computer peripherals of their own.  Boris Kirk LLC also has plans to help students in Granville, Vance and Wake Counties in North Carolina and Mecklenburg County in Virginia. Needy families in these areas should send him their information; student name(s), county and school. 
 
Kirk is accepting donations of laptops and desktops (Macintosh or Windows), monitors, printers and accessories, especially WiFi ready accessories.   That's basically anything that Middle School students need to complete their homework assignments and projects.  Once in possession of these new, used or gently worn supplies, Kirk cleans them, upgrades them, adds appropriate software to them, and makes them as internet ready as possible.  He also wipes the hard drives so that the original owners’ information is completely deleted.  Kirk prefers laptops so that the students can take them to school and to the library.
 
Boris Kirk LLC, which is a for-profit entity, is also accepting financial donations to aid in preparing computers for delivery though these donations are not tax deductible. 
 
Granville County Habitat for Humanity (GCHFH) is a proud partner of this wonderful endeavor.  The GCHFH ReStore will now accept laptops and desktop hard drives as donations, which we will pass on to Kirk Royster to use in preparing computers for delivery. The ReStore already accepts monitors, keyboards, printers, and accessories. 
 
"GCHFH thanks Kirk for approaching us with the idea of partnering with his project", says GCHFH Executive Director Mark Prokop. "Together we are not only acting as a driving force in helping to educate our local children but we are also keeping more computers that would normally be thrown away out of the local landfills.  This is truly a win-win situation."

1. It’s not about you! Whenever you communicate, the one on the receiving end is always more important that the one on the sending. Think of your audience first; I mean before you speak, hit that send button, post that blog or mail that letter. Ask yourself: What do I want them to do after they receive this? How do I want them to feel when they read or hear what I have to say? What kind of an impact will this have on our relationships after they receive it? By putting your mind on the receivers end and thinking about your desired outcome, you will be more apt to work your content toward that outcome.

2. Make sure you are both speaking the same language. People often say one thing and mean another, for example: If a wife says she has nothing to wear it means she has nothing new. If a man says he has nothing to wear it means he has nothing clean. Your ASAP may mean as soon as you are finished with what you’re doing while mine might be do it right now. The same applies when you are on the receiving end; don’t assume that you comprehend everything exactly as they intended you to. If it’s important enough to argue over, always ask and if needed clarify.


3. Make sure you and your audience are focused. Our minds have the ability to process information at an extremely high rate of speed and if what we are hearing or reading doesn’t interest us, our mind goes on vacation. That is why you get half way through a page and say; “What did I just read?” Get to the point, use as few words as possible and make sure the other person (and yourself) isn’t zoning. If you find your mind drifting, stop, apologize and ask them to repeat what they said. It is better to ask than to nod your head yes and look like a fool later. If you can see that your audience is drifting, stop, repeat the key points you already shared and close quickly.

4. When you hear something that upsets you Q.T.I.P. Quit taking it personal! Whenever we get emotionally upset and angry our blood pressure rises and our muscles tense up restricting blood flow to the brain. When your brain does not get the proper amount of blood it also doesn’t get enough oxygen which affects our minds ability to function clearly. Statistics show that when a person is angry to the point of yelling, their IQ drops as much as 50 points; thus the reason we say and do those things we would never do in our right minds. Please remember this; people do not intentionally plan on upsetting us and they don’t intentionally think of ways that they can hurt our feelings. Before responding, ask yourself if you think they really mean what they said. Do not respond immediately, especially if your find yourself getting upset or you too will find your brain going out to lunch and responding in an inappropriate manner. Get as much distance between you and your audience so you can think rationally. Rarely does the situation demand an immediate response and more often than not, doing so causes much more harm than waiting.

Summary: It’s never about you; make sure you are speaking the same language, stay focused and make sure they do the same and most importantly, “People don’t WANT to tick you off!"

I will be teaching a 4.5 day Linux+ training class in Charleston, SC, the week of September 21.

CompTIA Linux+ is a vendor-neutral certification, generic across distributions, targeted to individuals with a minimum of six to 12 months of practical Linux experience. The CompTIA Linux+ exam covers fundamental management of Linux systems from the command line, user administration, file permissions, software configuration and management of Linux-based clients.

This class is preparation for that exam using Fedora Linux. Even if you do not take the exam this is an excellent training class for relatively new Linux administrators.

Here is an interesting article at ComputerWorld, “Linux: It doesn’t Get Any Faster” which discusses the current semi-annual ranking of the world’s top 500 supercomputers.

In High Performance Computing (HPC) speed is the only thing that matters and 88.6% of these supercomputers run on Linux. Another 5.8% of supercomputers run a hybrid version of Linux and Unix.  Only 1% of the world’s supercomputers run Windows.

The world’s fastest computer is the IBM Roadrunner system at Los Alamos National Laboratory with a capacity of 1.105 petaflops using 129,600 CPU cores. That is 1.105 quadrillion (1,105,000,000,000,000) floating point operations per second (flops). And it runs Linux.

Unless you have been living in a shell and have not turned on the TV in the past 3 or so years you are well aware that America as well as the rest of the world has been subject to a major downturn in the overall economy.  Experts....if there are any in the economic field claim that downturns occur every twenty years or so and it usually has a catalyst behind it.....this one was the housing market.

This downturn though in my opinion was spurred by GREED...nothing more nothing less.  When thoroughly examined and broken down to where it is explained in layman's terms, you seem to notice that it all goes back to the same theory.....if it seems to good to be true...it is;  hence people buying homes with no job or credit is basically what happened.  Though this is WAY too complicated for me to understand myself and break it down, there is a series on CNBC called "The House of Cards" and it does the best job so far explaining what has happened.  I must warn you though...it will make you mad.

As of last summer ('08) there were approximately 7.5 million sub-prime loans being serviced and many of those could have possibly qualified for a prime loan; an A credit rating.  Around 70% or more of these were ARM loans that the rate re-adjusted to a higher rate 1-2-3 years later depending on the terms.  The majority of these loans were written in 2005-2006 and the first adjustments started about 24 months later.....this blends into the timeframe of the meltdown...2007-2008 and will more than likely continue. 

We are now all in recovery mode AND for agents like myself SURVIVAL mode.  Things are definitely getting a little better, but very slowly.  It is a great time to buy; low prices and low rates, but to buy you must have good credit and a job......two things people should have had before the meltdown.  In Wake County in 1998 there were almost 1,000 foreclosures....in 2007 there were almost 4,500 and in 2008 there were just over 2,000; so you can see they are going down.  Hang in there with me and as always visit our site for more Real Estate information.

And the service that's available for domestic abuse and sexual assault would make a person cry, knowing that Interact staff and volunteers are available 24/7 to answer calls. We have a full time court advocate, over 40 hours a week availability for walk in counseling for domestic violence, an advocate who will meet survivors (victims) at the hospital.

Many concerned future home-buyers and sellers first question when deciding to buy or sell is can I do it myself?  What will it cost?  What is the first step?  How much should I list for or offer to purchase a home?  All of these are legitimate questions and most have very simple or very complicated answers depending on your knowledge of the field.

In North Carolina (laws vary per state) most buyers will hire a Buyer’s Agent to represent them in a transaction.  In most cases the seller pays the commission so for the most part you as a buyer  would not pay anything; and with representation you get just that….someone who is knowledgeable and can advise you on what happens step by step in the process while making sure you don’t pay too much for a new home.  If you have an exclusive buyer’s agent they have a fiduciary trust/relationship with you and all information about you is confidential so you can tell them your inner feelings about a property or financial situation and BY LAW they cannot divulge to the other party.  Having a buyer’s agent is a very good idea when buying a home.

When selling you will have a listing agent or a.k.a. seller’s agent.  They have the same duties to the seller as a buyer’s agent has to the buyer.  The seller’s agent has a duty to represent the seller and get the most for the property as possible.

Realtor’s have a strict code of ethics to follow, so just because the other agent may represent the other party, they are not out to get you….they must be honest and hold accountability towards you/the other party. 

I have heard this statement before which doesn’t necessarily only pertain to the Real Estate field.  “You don’t pay me for what I do, you pay me for what I know”.  It sounds a bit aloof, but it rings true in many professions.  There are many things/issues that can pop up in transactions and if you don’t have a professional with experience on your side you are open be taken advantage of by someone.  Changes to contracts such as amendments, schedules, exhibits and closing statements are very common and I myself pride myself in taking continuing education and keeping an active license by staying abreast of changes to real estate laws and regulations, principles and practices.  For more information please visit us here.  Hope this helps.

 3 Rules To Keep It When Participating in Online Social Communities!

  1. Watch what you say! If you recall my last post here at LinkingRaleighNC on Seeking at Job? First Protect Your Digital Image! a single act of juvenile behavior can ruin your future job prospects. A single sentence left at an online community can also cost you your job. Just ask the Durham police officers who left racially charged remarks on their MySpace.com page. One was even fired! Comments in 140 characters or less can get you in big trouble with your boss. If your next customer could be your boss you should be extra careful what you say onlne. I consult with some of the top producing real estate agents in the United States and Canada. I am appalled at the profanity these "professionals" use when they Twitter, participate on Utterli and post instant pictures on Brightkite in less than 140 characters. It's no wonder some forward-thinking major corporations now provide mandatory online social community participation training for its employees so they know how to participate and not get in trouble.
  2. Think before you upload that less than appropriate photo to Flickr or Facebook! You know the old saying, "a picture is worth a thousands words!" Don't let your digital pictures tell an unprofessional story about you and your character. Your job could be at stake.
  3. Videos are incredibly viral. Evaluate your video for appropriate content before you upload your video to Youtube.com!

More People Venture to Online Social Communities

According Forrester Research, those who venture online for online social communities has increased 21% this year. Meaning more people are creating a profile at these communities. Understanding the "rules of engagement" in social media really is important for all ages. It comes down to using good common sense when participating online. Maybe we should return to a bit of my mom's instruction when she said; "Bobby, if you can't say something nice, don't say anything at all."

I hear the nightmare stories all too often. A college student has "a few too many brewskies" and in a moment of utter stupidity snaps off some less than appropriate photos of themselves and uploads them to their FaceBook or MySpace page. They even go so far as to "tag" the image with their name and the name of the school they are attending.  Maybe they hop on Twitter and serve up some salacious "Tweets" about the experience. Being the naive online social butterfly that they are the student flies over to Brightkite and takes a few more pics with their iPhone and uploads even more evidence of their juvenile behavior.

Fast-Forward a Few Years - College Student Becomes Job Seeker

Some time later this same college student with sum cum laude-laced diploma in hand starts their job hunt. In rapid-fire fashion, the eager young and hungry college graduate submits tons of resumes in hopes of landing the golden job opportunity. Over at XYZ Corp, the HR rep scans hundreds of resumes and as it were, happens upon the impressive resume of Mr. Sum Cum Laude. But before scheduling any initial phone interviews, the web-savvy HR representative does what any well-trained HR person would do and "Googles" the name of the potential new hire. On the search results for "Mr. Brewskie", up pops his Facebook page or the MySpace page along with all the incriminating photos taken years ago. Maybe their Twitter name pops up as well. Can you see where this is going?

Educate Kids to the Consequences While Their Young!

I recommend we begin to educate young people to the consequences of their online activities at an early age. We should emphasize how to protect their good name along with their digital image and why it is extremely important. Kids spend endless hours online never with a thought of what repercussions could result from one bad decision documented online. I personally think every parent that allows their child to access the Internet constantly remind them to the consequences of bad choices that come back to haunt years later. Even a few adults could benefit from this lesson as well.

Depending on to whom you listen, we are in the worst recession in the past generation or, even, (gasp!) since the Great Depression. Millions of Americans are out of work, and jobs seem to be as plentiful as Amy Winehouse fans at a Tony Bennett concert. 
 
Thriving during these times requires two things: 1) Admit that there is a problem (like Ms. Winehouse should); and 2) keep your cool (like Tony always seems to) because no matter what, you can bet that there are always going to be one or two jobs that are ideal for you.
 
Why should you admit that there is a problem? Don’t we hear it often enough on the news? 
 
Don’t you feel that finding a new job is probably the hardest job you will ever have? After all, there is nothing more degrading than sitting in front of somebody and explaining every word on a piece of paper we call a resume while waiting for the potential employer to ask, “What’s your favorite color, and why?” 
 
Guess what. It’s time for the tough love. Get over it. You are only one of the millions of people going through the same thing. You can keep doing what you are doing in your job search; you can crawl under a rock and let your family fend for themselves; or you can implement a good job seeking strategy with a tangible goal. It’s your choice.
 
Keep your cool. Make a plan. Invest the time and energy in doing two very important things:
 
1.       Assess yourself and what you truly want to do.
2.       Expend the effort that you and your family deserve.
 
Don’t simply look for a job.   View these economic times as the opportunity of your lifetime, and it just may be the time for you to chase a dream. Admit that there is a problem, and look for the myriad ways to solve that problem.
 
Keep your cool. Make a plan to achieve your goal and stick to it.  At a minimum, ask yourself these questions:
 
·         “What do I really like to do?”   You are going to spend more time working than you do with your loved ones, you had better like what you are doing.
·         “Who do I know with similar interests?” Most jobs are filled through referrals – not job boards or recruiting firms.
·         “How do I sell a product (me) that provides economic value?” Nobody is going to pay money to somebody who doesn’t bring value to their organization. Look at yourself as a set of knowledge, skills and abilities.  Are you coming across as a solution to a business need or as just the next guy who is looking for a job?
·         “Am I doing everything I can?” Doing everything you can entails both quality and quantity. Use all of the tools available and send out twice as many resumes and make twice as many phone calls as you think are necessary. Work your existing network. Work your network’s networks. Get out and meet new people.
 
Don’t spend a single second wondering why somebody hasn’t called you back or why there aren’t more jobs posted. It doesn’t matter. Your career and your family are depending on you to succeed. You only need one job. Go get it.
